Rental Policy

The purpose of these internal regulations is to establish a number of normal rules of conduct.

1. GENERAL

1.1 The internal regulations contain rules and additions to these regulations for users

of the studios and rooms.

1.2 Work on and/or changes to the installations for the general good may only be carried out on the instructions of the landlord.

1.3 Making a change to the appearance of the buildings by placing sheds, extensions or

additions are only permitted after approval by the landlord. If not approved, the costs of renovation will be borne by the tenant.

1.4 It is not permitted to use the private areas and common areas for the storage of

hazardous substances or to carry out activities there that could cause nuisance or danger to the other owners and/or users. 

1.5 The unblocking of communal drains, risers, sewers, rainwater drains, wells,

smoke channels and ventilation channels, if present, shall be borne by all users involved, unless it can be proven that the stench or blockage or pollution was caused by fault or negligence by the landlord. If the blockage is the result of subsidence or rupture of the pipes, the landlord is liable for the costs of repair.

1.6 The accommodation is delivered with everything working. If during your stay something is broken or used, it’s your responsibility to take care of it.

1.7 All your properties need to be kept in your room or in a designated area. So for example no shoes or bikes in the hallway.

2. ELECTRICITY

If you have a problem with the electricity:

2.1 Check in the WhatApp group if other persons have the same problem. And if so, ask if somebody is using a device that might cause a short circuit. The fuse box switches off if you use/plug in a device that makes short circuit in one of the apartments or there is over demand of power. There are different fuse groups and depending on the group that power is, does not work anymore. 

2.2 To solve it please remove the last plugged in device and do not use it anymore or multiple very high demand power tools have been used at the same time.

2.3 If more than one building has a problem then it’s the electricity supplier who has an issue. Please check https://www.enexis.nl/storingen-en-onderhoud/maastricht/16127501.

3. INTERNET

There’s a high speed WIFI installed in your house. You’ll receive the code when entering the accommodation.

If there’s an issue with the internet connection:

3.1 Check in the WhatApp group if other persons have the same problem.

4. USE OF COMMON SPACE

4.1 The tenant is not allowed to place properties (e.g. shoes, bicycles, mopeds, shopping trolleys, etc.) on stairs, corridors, halls, etc. Nor is it allowed for the tenant to leave property when leaving the home. The tenant grants the landlord the right to clean up or sell property that is still in the relevant building after delivery of the rented property (after cancellation has taken place). Costs arising from this will be charged to the tenant, resulting income will be for the landlord, unless otherwise agreed. 

4.2 It is not permitted to carry out work in the communal area that could cause pollution, stench or nuisance. 

4.3 It is not permitted to leave unnecessary advertising material, newspapers, etc. in the common areas.

4.4 The walls and/or ceilings of the common area may not be used for hanging paintings or other objects and for placing decorations, etc.

4.5 You must ensure that the access doors to the common areas are properly and carefully closed after use.

4.6 It is not permitted to barbecue, make open fires or stay in groups in common areas other than for which the common area is intended.

4.7 It is not permitted to carry out work on the lighting in the stairwells and/or galleries.

4.8 Changes, improvements and/or embellishments by an owner and/or user to the parts of the buildings that fall under common maintenance must be approved in advance by the landlord. If permission is granted to install these facilities, they will be considered an

inalienable part of the buildings.

4.9 Hanging out blankets and sheets as well as hanging laundry, clothing and other

goods in the hallway are not permitted.

4.10 Bicycles must be stored in the designated space. In the event of a violation of the above, the landlord / manager has the right to remove these bicycles without prior notice. It is also strictly forbidden to store more than one bicycle per tenant without the written permission of the landlord.

5. USE OF PRIVATE AREAS

5.1 You are obliged to use the private area in accordance with the purpose given to it and may not infringe on the living enjoyment of the other residents.

5.2 Regularly giving third parties back into use for short periods and offering them a studio/room intended as a residence is considered commercial exploitation. This is not permitted.

5.3 In the event of violation of the above rule, the offender will forfeit to the landlord an immediately claimable fine of €250.00 per event per day after one written, registered letter.

5.4 Keeping (small) pets is not permitted. It is also not allowed that visitors enter the rented and / or general areas with pets. 

5.5 Tenants are not allowed to cover doors and frames with stickers, posters etc. It is also not permitted to replace and / or extend locks of room (s) and / or entrance doors.

6. ACCESS AND ORDER

6.1 The entrances and exits of the buildings must always be kept clear under all circumstances.

6.2 Every tenant is obliged to ensure order and cleanliness in and around the building.

6.3 It must be ensured that the common areas are not used unnecessarily and certainly not as a play area.

6.4 The buildings are only accessible to owners and/or tenants, their guests, maintenance personnel and suppliers. The landlord or manager has the right to enter the general areas of the building at any time.

7. NUISANCE

7.1 The layout of the private area must be such that other tenants do not experience any noise nuisance.

7.2 It is not permitted to produce music and/or disruptive noises from 22:00 to 08:00. 

7.3 It is prohibited to install fixed floor and/or wall coverings in private areas.

7.4 Smoking is prohibited in common spaces as well as private ones. Use and / or possession of consciousness-enhancing drugs is strictly prohibited. In the event of a violation of this, the landlord sees this as default and the landlord can terminate the renting agreement without the intervention of the judge. Cultivation of production and / or distribution of narcotics as well as search by the police or the judiciary leads to the immediate dissolution of the lease, without requiring a (written) notice of default.

7.5 Keeping (small) pets is not permitted. It is also not allowed that visitors enter the rented and / or general areas with pets. 

7.6 Parties are not allowed in the accommodation. In the event of a violation, the landlord sees this as default and the landlord can terminate this agreement without the intervention of the judge. 

If, with or without permission, a (birthday) party is given in the rented or in the general (outside) spaces associated with the rented property, the tenant agrees that a service is being cleaned. The costs of this service are at least 100 euros excl. VAT and any additional costs for the disposal of waste or items that are left behind after that party. Every hour that takes more than 3 hours to clean and / or dispose of items costs 25, - excl. VAT. The tenant receives an invoice from this cleaning service. The tenant must pay this invoice within 14 days. In the absence of payment, the tenant agrees that these costs will be set off against the deposit. 

7.7 Tenants are not allowed to cover doors and frames with stickers, posters etc. It is also not permitted to replace and / or extend locks of room (s) and / or entrance doors.

7.8 The tenant must only use the fire extinguishers installed in the building for extinguishing a fire. Abuse of the fire extinguishers and the damage suffered, which results from this, is entirely for the account of the tenant. 

7.9 The tenant is not permitted to discharge combustion gases in any way other than via existing flues or use ventilation ducts for this purpose;

8. HOUSEHOLD WASTE

8.1 Household waste and the like must be disposed of in accordance with the applicable guidelines on the site of the municipality.

8.2 Storing household waste and other potentially odour- or stench-spreading items on balconies, galleries or storage areas is not permitted.

9. FINAL PROVISION

9.1 Additions to and amendments to the rules contained in the internal regulations may only be made by the landlord.

9.2 Complaints regarding non-compliance with the internal regulations must be reported in writing to the landlord.
